COMPETITION:
Every buyer makes his decision about which home to buy and how much it is worth by his other choices of homes at the time he buys. The supply of other homes the buyer will compare with your home is constantly changing each week and month. The current competition always affects the buyer’s opinion of your property and what he will think it is worth. So the question is, “What will be the buyer’s other choices at the time they are shown your property?”

PRICE:
If the property has not sold after a reasonable length of time but other similar properties have sold, then the price may need to be reduced. If this is true, the price is adjusted to compensate for them.

PROPERTY:
If the property should show poorly or have major defects which cannot be or are not corrected, a sale may not take place until the defects are corrected or until the price is adjusted to compensate for them.

TIMING:
Timing is the condition of the real estate market at the time of the sale. Supply and demand are factors influencing whether it is a seller’s or buyer’s market. Neither the seller nor the agent can change the condition of the market at the time the property is for sale. It must be accepted for what it is.

MARKETING:
RE/MAX marketing techniques are limited if the above factors are out of the balance and remain uncorrected. As your realtor, I will supply you with a constant flow of updated information, which will help you determine the marketability of your property.

STEPS I WILL TAKE TO MARKET YOUR HOME:
Submit your home to the Multiple Listing Service and central Real Estate Board computer system.
Submit copies of your listing to my company sales staff for their potential buyers.
Develop a Home Brochure, which includes a list of features and benefits of your home, for all agents to use while showing the property to their potential buyers.
Promote your home on my own personal real estate web site to be sent around the world.
Offer suggestions and professional advice to you as to any changes you might make to your property that would make it more saleable and valuable to the buyer.
Give you updates as to any changes in current market conditions.
 

Add additional exposure through a professional sign and a lock box.
Advertise in local newspapers, Real Estate Weekly and MLS Catalogue if MLS listing.
Pre-qualify when possible all prospective buyers.
Make you completely aware of all the various methods of financing that your buyer may want to use.
Schedule an open house for all realtors in the Leduc and area. A visual impression is a lasting impression.
Follow up on the salespeople that have shown your home to their prospective buyers.
Assist you if necessary in arranging interim financing.
Represent you upon the presentation of all contracts by fellow realtors and help negotiate the best possible price and terms for you.
Upon the finalizing of an offer, ensure all conveyancing is processed by our office and forwarded to your lawyer for completion.
Keep you informed after the contract has been accepted to remove any subject-to conditions, if applicable.
